Selecting a Roofing Contractor
The state laws that regulate construction contracting in Florida apply to roofing contractors. Every roofing contractor in Florida must hold a license issued to them by the Florida Construction Industry Licensing Board.
Registered Roofing Contractor
A licensed roofing contractor is one who has been registered and meets the licensing requirements to operate a roofing business in a specific area. The requirements are set by the county or city. They include the successful completion of an exam and proof of workers’ compensation and liability insurance. After the contractor has met the requirements, they are issued a local license. They can then apply to the State Licensing Board to obtain a Registered Contractor’s License. A license is an “RC” followed by six numbers (Example: RC000001). This license permits the roofing contractor to only operate in the area where he has demonstrated competence.
Certified Roofer
State Certified Roofing Contractors have passed a comprehensive two-day examination administered by Construction Industry Licensing Board. They must also show that they have the required experience and training in roofing and can provide proof of workers’ compensation or liability insurance. They are granted a license that is called a “CCC”, followed by six to seven numbers (Example: CCC000001, CCC1111111). The state allows roofing contractors who are certified to work anywhere within the state to do business without them having to satisfy any local competency requirements. The only requirement for a permit to roof a building or home is to show proof of certification.
Questions to ask the contractor
Florida law requires that roofing work must be performed by licensed contractors. Unlicensed contractors can lead to a $5,000 fine for the consumer. Ask the following questions and get at least three bids:
- Are you a member of a professional roofing association such as the Florida Roofing and Sheet Metal Contractors Association?
- Do you have a permanent business location? If so, how long?
- Are you licensed and properly insured in accordance with the Florida licensing requirements. Please enter your license number.
- May I see copies of your certifies of insurance for workers’ compensation and contractor liability insurance?
- Can you provide me with a list of client references that I may contact?
- Are you able to guarantee your work? What type of warranties do you offer?
- Will you send me a proposal in writing with all details of the work, including estimated start and finish dates?
- Will my property is kept relatively orderly and clean during the construction?
- Who will be responsible for the day-to-day operations of the site?
